CriticalI moved into Diamond Terrace March 2025. It’s a 55+ affordable apartment complex made available by the City of Clayton, CA (with state and federal partners) and managed by Michaels Management (Interstate Realty Management Company in Lodi, CA). A majority of Diamond Terrace’s residents are 75+ years and often require caregiving services. Contrary to popular perception, however, Diamond Terrace is not and has never been an assisted living facility: there are no DT licensed staff, no safety monitoring, and the daily l…

CriticalAs an ethnographic researcher ([name removed] on LinkedIn) and resident since [date removed], I've documented a "culture of fear" at Diamond Terrace cultivated by Michaels Management. Following the appointment of an unqualified Community Manager, management maintains control through four mechanisms: isolation from vital information, gaslighting of elderly tenants, lack of transparency, and violence (discursive, psychological, and discursive). This toxic atmosphere has led to declining resident health and the force…

CriticalThey told me that just recently, they had more devices, such as a dining, organized trips, transportation service. I think these services should remain available, perhaps at reasonable cost to tenants. Now my cousin. Lives there, he doesn't have any means of transportation. He's isolated and I don't have time to take him places, plus it's not my responsibility. For a community so remotely located, available transportation options and food service is a must.

CriticalMom moved in here 6 years ago to a caring staff, silent roll calls at meals, great weekly housekeeping, and 2 solid meals a day that were decent. she had a feeling of safety and community. After purchase from new owner over a year ago, everything went down hill. They are changing it to a 55+ no amenities apartment complex with no design to give older folks (80+) any support of any kind. After [date removed] they will no longer offer housekeeping services or shuttle bus service to doctors/pharmacies/grocery stores, …

PositiveDiamond Terrace was very, very nice. We liked the place. It was for independent living. They didn't have any assistance, but they served meals. They had a lot of activities. They had a pool table and a card room. They were going to be having a Christmas party for the tenants. The rooms were very, very pleasant. All the people we ran into during the tour, staff and tenants, were all very friendly. We were looking for a two-bedroom, two-bath, and they were just out of our price range. I would recommend it to peo…

PositiveI went to look at Diamond Terrace. I liked it best because it was only five minutes from my house. I like that the regular bus stop is right outside the door. I like the proximity to the pharmacy because it pretty much shares the same parking lot practically. The staff was very attentive and answered all my questions. They offered housekeeping every single week. The most important thing was the price point, so even though it was slightly expensive, everything was included, even electricity. I liked that it was in C…
